Rajarhat–New Town in 2026: Metro Line 6, Road Widening and CBD Growth — What It Means for Villa Buyers

Kolkata's HIDCO-planned eastern corridor keeps adding infrastructure. For buyers looking at independent villas on Rajarhat Main Road, the question is how much of that growth is already priced in.

Rajarhat and New Town are two halves of the same planned development, and in 2026 they are moving at different speeds. New Town — the more built-out half — trades at a premium, with current listings averaging around ₹7,800 per sq. ft. in a range of roughly ₹6,200 to ₹11,200. Rajarhat trades lower, around ₹5,850 per sq. ft. in a range of roughly ₹4,500 to ₹7,900, but has been appreciating faster: about 11.4% year-on-year against New Town's 9.9%.

  • Metro Line 6 (East-West corridor) extension into New Town, with trial runs anticipated ahead of commercial services
  • An ongoing 10-lane road-widening project to ease traffic on the corridor's main arteries
  • A HIDCO tender for roughly 10 acres in New Town's Central Business District, aimed at strengthening the local job base

None of these is speculative in the sense of a proposal on paper — they are projects in progress. Job growth in the CBD tends to feed straight back into housing demand in the surrounding micro-markets, and better road and metro links shorten the practical distance between Rajarhat and New Town's offices.

What's already there

The corridor already hosts DLF IT Park, Candor TechSpace and campuses for TCS, Wipro, Cognizant and Infosys, alongside Tata Medical Center, The Newtown School, Delhi Public School Megacity, St. Xavier's University, Amity University, City Centre 2, Axis Mall, the Biswa Bangla Convention Centre and Eco Park.

Lower entry pricing with a faster appreciation curve is a large part of Rajarhat's appeal right now.

What it means for a villa on Rajarhat Main Road

Independent villa inventory is scarce in the corridor, where most new supply is apartment towers. A project like DTC Embassy Villa — 153 G+2 villas on about 6 acres, around 19 minutes from City Centre 2 and the upcoming CBD-2 Metro Station by the developer's location map — gives buyers villa-format living at a per-unit price closer to a large apartment than to a standalone bungalow plot.

The flip side: infrastructure timelines slip, and appreciation rates are averages across very different properties. A villa bought for the growth story is a multi-year commitment, so weigh it on its own merits — layout, private space, developer track record and the committed possession date — as well as on the corridor's momentum.
