Type A, C, B, A1 or B1? Choosing the Right Villa at DTC Embassy Villa

DTC Embassy Villa offers five villa types, but they aren't five unrelated designs. They're two floor plans — a compact 4 BHK and a larger 5 BHK — each offered on different plot sizes with different gardens. Once you see that, choosing becomes a question of how much built-up space you need and how much outdoor space you want around it.

All dimensions below are taken from the unit-plan pages of the developer's brochure.

The Layout Every Villa Shares

Every type is a G+2 independent home with its own gate, porch and covered parking. The ground floor holds the kitchen, a bedroom, the living room and a double-height dining area. The first floor holds the remaining bedrooms and a front balcony, arranged around the open void over the dining room. The top floor has a lounge with its own toilet, an open terrace and a private skylight directly above the dining void — which is what brings daylight into the middle of the house.

The private lawn sits at the back of the villa, off the ground-floor bedroom and kitchen, and faces the internal stretched garden.

All Five Types in One Table

Type A vs Type C

These two share the same room plan. The differences are all at the edges:

Everything else — kitchen (9'2" x 7'0"), dining (10'4" x 9'4"), living (10'4" x 11'4"), the two first-floor bedrooms (11'5" x 12'9" and 10'4" x 11'0") and the 11'5" x 12'9" top-floor lounge — is identical. Current indicative listings put Type C noticeably above Type A, so ask the sales team whether the premium also reflects plot position (end-of-row or corner) before deciding the extra balcony is worth it.

Type A vs Type A1 — the Pool Villa

Inside, Type A1 is the Type A home: the same 1,870 sq. ft. built-up area, the same 1,474 sq. ft. carpet area, the same rooms. What changes is the plot. At 1,268 sq. ft. against 1,001, A1 turns the back garden into a proper outdoor room — a 20'3" x 22'6" private lawn with a curved 8'2" x 13'0" plunge pool and a timber deck, directly off the kitchen and ground-floor bedroom.

A1 is Phase 2 inventory and currently price on request. If outdoor living is the main reason you want a villa, it's the type to ask about first.

Type B vs Type B1

The two 5 BHK types share one layout of 2,717 sq. ft. built-up and 1,882 sq. ft. carpet. The ground floor has a 15'3" x 12'10" bedroom with its own toilet, a 10'0" x 12'10" kitchen, the double-height dining area and an 11'4" x 11'4" living room. The first floor has three bedrooms — 10'6" x 12'10", 10'0" x 12'7" and 14'0" x 10'8" — each with an attached toilet, plus 4-foot and 5-foot balconies. The top floor adds a 10'6" x 12'10" lounge, an oversized skylight and two open terraces.

The difference is the land around it:

Type B has lawns along the side and front as well as the back; Type B1 has the project's longest private lawn with a curved garden path down the side of the home.

4 BHK or 5 BHK?

The honest way to decide is to count bathrooms, not bedrooms. The 4 BHK plan has three bedrooms plus the top-floor lounge, with a common toilet on the ground floor, one attached toilet upstairs and a separate toilet on each of the first and top floors. The 5 BHK plan has four bedrooms plus the lounge, and every bedroom is en-suite. If you're housing parents, grown children or frequent guests, that en-suite arrangement is what the extra ~850 sq. ft. buys you.
