DTC Embassy Villa, a gated community of independent 4 and 5 BHK villas on Rajarhat Main Road, is being marketed as a new launch by Kolkata's DTC Group through its real estate company, DTC Projects Private Limited. The project sits about five minutes from Rajarhat Chowmatha, on a parcel listings put at roughly 6 acres, with more than 70,000 sq. ft. of landscaped open space.

What's confirmed

The project's RERA registration is cited consistently across the developer's own site and independent listings as WBRERA/P/NOR/2026/004074. The developer's brochure sets out five villa types:

Villa types by phase

  • Phase 1 — Type A (4 BHK, 1,870 sq. ft. built-up), Type C (4 BHK, 1,910 sq. ft.) and Type B (5 BHK, 2,717 sq. ft.)
  • Phase 2 — Type A1 (4 BHK, 1,870 sq. ft., with a private 8'2" x 13'0" plunge pool) and Type B1 (5 BHK, 2,717 sq. ft., with the largest private lawn)
  • Every type is a G+2 home with its own parking, private lawn, top-floor lounge, private skylight and open terrace
  • Shared amenities centre on Club Atlas — gym, salon, games room, bowling arcade, co-working space and cafe

Indicative prices in current listings start at approximately ₹1.50 Cr for Type A, with Type C from approximately ₹2.30 Cr and Type B from approximately ₹3.40 Cr. The two Phase 2 types are currently price on request.

Where sources differ

Two figures vary between sources, and both are worth pinning down before you pay a booking amount.

Possession dates are a common point of dispute if they are assumed rather than confirmed in writing.

Possession. Some listings give December 2030; others give December 2031. Ask the developer for the committed date for your specific phase and check it against the completion date declared on the RERA portal.

Unit count. The brochure states 153 villas, as does at least one listing; other listings cite 142. The approved count is part of the RERA registration, so it can be verified directly.

What buyers should do next

Before booking

  • Look up WBRERA/P/NOR/2026/004074 on rera.wb.gov.in and confirm status, unit count and completion date
  • Get the current price sheet in writing, including any floor-rise, corner or facing premium
  • Ask for the payment plan and how instalments link to construction milestones
  • Confirm the list of banks and HFCs that have approved the project for home loans
  • Check the specific unit's position on the master plan
